Adrian Portelli's The Block House Sells for $1.7M After $3.3M Buy! (2026)

Imagine paying $3.3 million for a house only to see it listed for nearly half that price just months later. That’s exactly what happened to one of the homes from The Block’s Phillip Island season, sparking a heated debate about the real value of reality TV renovations. But here’s where it gets controversial: Did billionaire Adrian Portelli overpay, or is the current asking price a steal? Let’s dive in.

The four-bedroom, fully furnished luxury home at 2/113-119 Justice Road, Cowes, was the brainchild of contestants Courtney McInnes and Grant Freeman. After a fierce bidding war between IT entrepreneur Danny Wallis and cafe chain owner Jacob Najjar, Portelli—founder of LMCT+ and worth $1.295 billion—snagged it for $3.3 million in 2024. Fast forward to today, and the house is back on the market with a price tag of just $1.7 million to $1.85 million. And this is the part most people miss: The property boasts two main suites, a pool, an outdoor kitchen, a fire pit, and top-tier finishes—features that listing agent Camille Morris from Stockdale and Leggo Phillip Island argues are worth far more than the asking price.

Morris explains, ‘The finishes, the appliances, the furniture—the quality is probably worth more than what we listed. But obviously, Adrian did overpay.’ She points to the previous Block season in Daylesford, where prices were more muted without Portelli’s deep pockets driving up bids. Is this a case of over-capitalization, or is the market simply correcting itself?

Portelli’s involvement in The Block has always been larger-than-life. In 2024, he spent $15.03 million to buy all five houses at the show’s auction. Weeks later, he offered them—alongside $8 million in cash—as a prize through LMCT+. The winner chose the cash, leaving Portelli to list the homes for sale as a compound last June. When they didn’t sell, he gave them away to five winners in November. Was this a genius marketing stunt, or a costly misstep?

Pricing the Justice Road property hasn’t been easy. Morris admits, ‘All we’ve got is The Block as a comparable, and it was the best house yet didn’t win.’ This lack of comparable sales has made it ‘extremely difficult to price,’ raising questions about the true value of reality TV-renovated homes.

So, what do you think? Did Portelli overpay, or is this house a bargain? Is The Block inflating property values, or are these homes worth every penny? Let us know in the comments—this is one debate that’s far from over.
